This is dependent on the size of the property and/or the condition. Typically, the surveyor will be at the property between 2 – 8 hours.

WHAT IS A RICS Level 2 HOME SURVEY REPORT?

The Level 2 RICS Home Survey report is a tool to guide you through the property’s condition. The report includes a traffic light system of condition ratings to make identifying the issues easier. Discover more on our services page.

WHAT IS A RICS Level 3 HOME SURVEY REPORT?

The Level 3 RICS Home Survey is best suited to older properties or properties that are in poor condition or have been altered. If your property is listed, a Level 3 survey is essential. Discover more on our service page.

DOES THE SURVEYOR KNOW THE AREA, ARE THEY LOCAL?

Yes, I live locally in the area I survey. I have worked in this area for over 12 years and have knowledge of the local market and local construction.

DO YOU SPEAK TO THE OWNER OF THE PROPERTY?

If the owner can be present at the inspection, I will speak with them about their property ownership.

IS A PHYSICAL INSPECTION ALWAYS REQUIRED, EVEN FOR A VALUATION?

Yes an inspection is always necessary to gather information about the property and assess condition.

HOW LONG WILL THE SURVEY REPORT TAKE?

The time required to complete a survey report depends on the size, complexity, and overall condition of the property.

Level 3 Surveys: Typically completed within 5 to 10 working days. For larger or more complex properties, this may extend to up to 12 working days.
Level 2 Surveys: Typically completed within 3 to 7 working days.

Please note that I do not provide a fixed completion date, as each report is prepared with the necessary level of detail and care to ensure accuracy and quality.

HOW LONG WILL THE VALUATION REPORT TAKE?

The time required to complete a valuation report depends on the type of valuation and the information available following the inspection.

Help to Buy and Shared Ownership Valuations: Typically completed within 1 to 3 working days.
All Other Valuations (including Probate and Market Valuations): Typically completed within 1 to 5 working days.

Please note that if further information or documentation is required after the inspection, the report may be delayed until this has been received. Each valuation is completed with due diligence to ensure accuracy and compliance with RICS standards.
