HOW LONG WILL THE SURVEY TAKE?

This is dependent on the size of the property and/or the condition. Typically, the surveyor will be at the property between 2 – 6 hours.

HOW MUCH DOES IT COST?

WHAT IS A RICS HOMEBUYERS REPORT?

The Level 2 RICS Homebuers report is a tool to guide you through the property’s condition. The report includes a traffic light system of condition ratings to make identifying the issues easier. Discover more on our services page.

WHAT IS A BUILDING SURVEY?

The Level 3 Building Survey is best suited to properties that are in poor condition or have been altered. If your property is listed, a building survey is essential. Discover more on our service page.

DOES THE SURVEYOR KNOW THE AREA, ARE THEY LOCAL?

Yes, I live locally to the area I survey. I have worked in this area for over 8 years and have an in-depth knowledge of the local market and local construction.

HOW LONG WILL IT TAKE TO GET THE REPORT?

The report will be sent to you within 2-3 working days following the survey. The client will be informed of any delays due to further investigations or restricted access.

DO YOU SPEAK TO THE OWNER OF THE PROPERTY?

If the owner can be present at the inspection, I will speak with them about their ownership of the property. If the owner cannot be home, I will discuss the property with the estate agent who can ask the owner for any clarification that’s needed.

SHOULD I HAVE A VALUATION WITH MY SURVEY?

A valuation is optional and an additional cost. If you’re getting a mortgage, the bank will usually have a surveyor complete a mortgage valuation and some buyers feel that is sufficient. If you are unsure, please ask at inquiry stage and we can discuss the options.

HOW ARE YOU OPERATING DURING COVID?

Full inspections are still undertaken. Following government guidance, the owner will be asked to ventilate the property by opening windows and disinfecting where possible. The surveyor will be wearing personal protective equipment, mask, gloves and shoe covers.

I NEED A RED BOOK VALUATION, WHAT DOES THIS MEAN?

A Red Book valuation means that the valuation has been undertaken by a suitably qualified RICS registered valuer, in line with the RICS Global standards (also known as the Red Book). The report will provide a market valuation by comparing the property to recently sold comparable properties.

IS A PHYSICAL INSPECTION ALWAYS REQUIRED, EVEN FOR A VALUATION?

Yes an inspection is always necessary to gather information about the property and assess condition.
